Investors

Underwrite before you fall in love.

We have bought, rented, renovated and sold our own properties in South Florida for 25 years. Your deal gets the same scrutiny: rent assumptions, HOA rules, insurance, condition and exit.

Questions we hear first

Can I rent out a condo I buy in Miami?

It depends on the association. Many condos limit rentals in the first year of ownership, set minimum lease terms, or cap the share of rented units. We pull the rules before you offer, because they also affect financing and resale.

Is Section 8 a good option for Miami landlords?

It can be. Housing choice vouchers provide reliable payment of the subsidized portion, but the unit must pass an inspection and the process adds time before the first check. Miami-Dade also has source-of-income rules landlords should know. We have worked both sides of it.

How does insurance affect a rental purchase in Florida?

Significantly. Premiums depend on roof age, construction, wind mitigation features and flood zone, and they can change a deal from positive to negative cash flow. We get quotes during the inspection period, not after closing.

Do you help with 1031 exchanges?

We coordinate timing with your qualified intermediary and tax advisor: identification deadlines, closing dates and replacement property search. We are not tax advisors, so the structure itself comes from your CPA.
