About Weston

Weston is a master-planned city at the far western edge of Broward County, where I-75 meets US-27 and the Everglades begins. Developed by Arvida starting in the 1980s and incorporated in 1996, it was designed as a complete community with landscaped boulevards, a town center, schools, parks, and a system of lakes and canals built into the layout. Cleveland Clinic Florida's main hospital campus is in the city, and I-75 and the Sawgrass Expressway provide the regional connections.

The city is made up of dozens of named neighborhoods, most gated, organized around Weston Road, Royal Palm Boulevard, Bonaventure Boulevard, and Indian Trace. Bonaventure, on the north side, predates the Arvida plan and has 1980s condos, villas, and golf-course homes. Weston maintains strict landscaping, signage, and architectural standards citywide, which keeps appearance uniform and resale predictable.

Housing in Weston

Weston housing is overwhelmingly single-family homes from the 1990s and 2000s in gated subdivisions, ranging from compact starter homes to large estate homes in sections such as Weston Hills and Windmill Ranch. Townhomes and garden-style condos exist mainly in the older Bonaventure area and along a few corridors. Almost every property is subject to a sub-association plus the Town Foundation or a master association, and lake lots command a premium. Many original roofs from the 1990s are at or past replacement age.

Who Weston tends to fit

Weston tends to fit families who prioritize a planned, uniform environment, gated streets, and parks, and who work in Broward, at Cleveland Clinic, or along I-75 and I-595. It also draws international buyers, particularly from Venezuela and Colombia, who value the predictability of the community. The trade-offs are a long drive to the beaches, downtown Fort Lauderdale, and Miami, high HOA and master dues, flood zone insurance costs across much of the city, and strict rules on exterior appearance.

Due diligence in Weston

  • Collect the documents for the sub-association and the master association, and confirm total monthly dues, rental restrictions, and any pending assessments.
  • Check roof age closely; many 1990s homes have original or twenty-plus-year-old roofs that insurers will not accept without replacement or a favorable inspection.
  • Confirm the FEMA flood zone and elevation certificate; much of Weston is mapped in flood zones because of its location beside the Everglades conservation areas.
  • In Bonaventure condos, request the reserve study, milestone inspection or recertification status, and special assessment history.

Questions we hear first

Is Weston a gated community?

Weston is a city, not a single gated community, but most of its residential neighborhoods are individually gated subdivisions with their own associations. The city as a whole enforces uniform landscaping and architectural standards through its code and the master association.

Why do people say Weston has high HOA fees?

Most Weston homes pay dues to a neighborhood association for gates, landscaping, and amenities, plus a master association assessment for citywide common areas. Added together these dues are higher than in older, non-planned Broward suburbs, and they should be confirmed for the specific home before making an offer.

How far is Weston from Fort Lauderdale and Miami?

Weston sits at the western end of I-595 and along I-75, roughly 20 miles west of downtown Fort Lauderdale and the airport, and about 30 miles from downtown Miami by I-75 and the Palmetto. Rush-hour drive times to either city are long and should be tested before buying.
