Doral real estate
Master-planned city west of the airport with new construction and strong Latin American ties.
About Doral
Doral is an incorporated city in western Miami-Dade, directly west of Miami International Airport, bounded roughly by the Palmetto Expressway on the east, the Turnpike on the west, NW 90th Street to the north, and the Dolphin Expressway (SR 836) to the south. It incorporated in 2003 and grew quickly from a mix of golf resort, warehouses, and open land into one of the county's main residential and business centers. Downtown Doral, CityPlace Doral, and the Trump National Doral golf resort are its best-known destinations.
The city has a large logistics and office base tied to the airport and the Free Trade Zone, which means many residents live and work in the same few square miles. Major roads are NW 107th Avenue, NW 87th Avenue, NW 41st Street (Doral Boulevard), and NW 58th Street, with the 836, the Palmetto, and the Turnpike as the regional connections. Doral has a very large population of residents from Venezuela, Colombia, and other Latin American countries, and Spanish is heard everywhere.
Housing in Doral
Doral housing is newer than most of Miami-Dade: 1980s and 1990s homes near the golf courses, and a large volume of 2000s and 2010s townhomes, condos, and single-family homes in master-planned communities such as Doral Isles, Islands at Doral, Doral Park, and the newer sections around Downtown Doral. Lots are small to moderate, and nearly everything is in an HOA, often with a master association plus a community association and guard-gated entries. Mid-rise condo buildings concentrate around Downtown Doral and along NW 107th Avenue.
Who Doral tends to fit
Doral tends to fit buyers who work in the airport, logistics, or corporate corridors of west Miami-Dade, international buyers who want new construction and a Spanish-speaking environment, and families who want gated communities with amenities. The trade-offs are HOA dues that add up quickly, dense traffic on the main avenues and at the 836 and Palmetto ramps, aircraft noise under flight paths, and a long drive to the beach. Investors like the rental demand from corporate relocations but must check each association's rental rules.
Due diligence in Doral
- Obtain the full HOA package for every association that governs the property, including rental restrictions, approval timelines, and pending assessments.
- Ask about aircraft noise exposure for the specific street; parts of Doral sit under Miami International Airport approach and departure paths.
- For newer construction, review builder warranty status and any known defects or litigation involving the community.
- Confirm the FEMA flood zone and whether the community's drainage and lake system has had flooding during heavy rain events.
Questions we hear first
Is Doral close to Miami International Airport?
Yes. Doral borders the airport's western side, and much of the city's economy is tied to air cargo, logistics, and corporate offices near the airport. The proximity is convenient for frequent travelers, but some neighborhoods are under flight paths and buyers should visit at different hours to judge the noise.
Do all homes in Doral have an HOA?
Nearly all do. Doral was built largely as master-planned communities, so single-family homes, townhomes, and condos typically have mandatory associations, and many properties fall under both a master and a sub-association. Dues and rules vary by community, so request the documents before making an offer.
What are the main commuter routes from Doral?
The Dolphin Expressway (SR 836) runs along the southern edge toward downtown and Brickell, the Palmetto Expressway (SR 826) connects north to Miami Lakes and Broward and south to Kendall, and the Turnpike runs along the west side. NW 107th Avenue and NW 87th Avenue are the main internal arteries and get congested at peak times.
