About Kendall

Kendall is the large unincorporated area of Miami-Dade County south and west of Coral Gables, roughly between the Palmetto Expressway and the Turnpike along Kendall Drive (SW 88th Street). It grew during the 1960s and 1970s as Miami's main suburban push to the southwest, and today it works as the commercial center of South Dade. Dadeland Mall, Baptist Hospital, and the Dadeland North and Dadeland South Metrorail stations anchor the east side.

Daily life runs along a few corridors: Kendall Drive, SW 104th Street, SW 107th Avenue, and US-1. The Palmetto (SR 826), the Don Shula Expressway (SR 874), and the Snapper Creek Expressway (SR 878) connect the area to downtown, the airport, and Broward. Because Kendall is unincorporated, county code, county permitting, and county services apply rather than a city government.

Housing in Kendall

The housing stock is mostly single-family ranch homes from the 1960s through the 1980s on standard suburban lots, with a noticeable share of homes that have been expanded or rebuilt over the years. Townhome and condo communities cluster near Dadeland, along Kendall Drive, and around Kendale Lakes, including a wave of apartment-to-condo conversions from the 2000s. Many older subdivisions have no mandatory HOA, while the newer townhome and gated enclaves do, so the monthly cost picture changes block by block.

Who Kendall tends to fit

Kendall tends to fit buyers who want a central location in South Dade: commuters who can use Metrorail or the 874 and 878 to reach downtown, Brickell, Coral Gables, or the University of Miami, and families who prefer an established neighborhood with mature trees over a new build. The trade-offs are traffic on Kendall Drive and US-1, older systems in many homes (roofs, electrical panels, cast iron drain lines), and a wide range in condition from one house to the next. Investors look here for long-term rentals near the hospitals and Metrorail, and for condos whose association finances hold up to a careful review.

Due diligence in Kendall

  • Roof age and permit history: Florida insurers weigh roof age heavily, and many Kendall homes have additions, so verify that the work was permitted and the permits were closed.
  • Cast iron drain lines and original electrical panels are common in homes built before the 1980s; a sewer camera scope and a four-point inspection are worth the cost.
  • Flood zone designation varies within Kendall; confirm the FEMA zone for the specific parcel and whether the lender will require flood insurance.
  • Some pockets still rely on septic systems rather than county sewer, which affects maintenance and possible future connection costs.

Questions we hear first

Is Kendall a city?

No. Kendall is an unincorporated area of Miami-Dade County, so the county handles zoning, permits, police, and code enforcement. Named communities within it, such as Kendale Lakes and The Crossings, are census-designated places rather than municipalities.

How do people in Kendall commute to downtown Miami or Brickell?

The Dadeland North and Dadeland South Metrorail stations on the east side of Kendall connect directly to Brickell, downtown, the Civic Center, and Miami International Airport. Drivers usually take US-1, the Snapper Creek Expressway to the Palmetto, or the Don Shula Expressway toward the Dolphin Expressway. Kendall Drive and US-1 carry heavy traffic at rush hour in both directions.

Do homes in Kendall have HOA fees?

It depends on the subdivision. Many single-family neighborhoods built in the 1960s and 1970s have no mandatory association, while townhome, condo, and newer gated communities do. Ask for the recorded covenants and the current budget before writing an offer.
