Davie real estate
Broward's western-themed town with acreage, horse properties, and a university campus.
About Davie
Davie is a town in central Broward County, south of I-595 and Plantation, north of Cooper City and Pembroke Pines, stretching west toward Southwest Ranches and Weston. It keeps a deliberate western and agricultural identity, with a rodeo arena at the Bergeron Rodeo Grounds, horse trails, and a downtown district along Davie Road styled with western storefronts. Nova Southeastern University, Broward College's central campus, and other schools share a large education corridor on the east side.
I-595, I-75, the Turnpike, and University Drive all pass through or border the town, which makes Davie one of the better-connected places in Broward for commuters heading to Fort Lauderdale, the airport, or Miami-Dade. Griffin Road, Stirling Road, and Flamingo Road are the main local arteries. The town has its own police and planning departments and a zoning code that still protects agricultural and estate uses in much of its area.
Housing in Davie
Davie's housing is unusually varied: ranch-style homes on one-acre and larger lots with agricultural zoning, many with barns and paddocks, especially in the west and south; 1970s and 1980s subdivisions on standard lots in the east and center; large condo and townhome communities such as Pine Island Ridge; and newer gated single-family and townhome developments from the 1990s onward. HOAs apply in the planned communities and condos but are absent on most acreage. Well water and septic systems are common on the larger lots.
Who Davie tends to fit
Davie tends to fit buyers who want land, horses, or room for trucks and equipment within reach of Fort Lauderdale and Miami, families drawn to the central location and the education corridor, and professionals who work at the hospitals, universities, or along I-595. The trade-offs are higher maintenance on acreage, well and septic upkeep, flood exposure in low-lying western areas, and HOA rules in the planned sections that may conflict with the rural image.
Due diligence in Davie
- On acreage, verify well water quality, septic system condition, and what the agricultural or estate zoning permits for animals, accessory structures, and home businesses.
- Check the FEMA flood zone and elevation; much of western Davie is low and mapped in flood zones.
- For condos such as those in Pine Island Ridge and other older communities, request recertification or milestone inspection reports, reserve studies, and assessment history.
- Confirm permits for barns, sheds, pools, and additions; rural properties often accumulate unpermitted structures over time.
Questions we hear first
Can I keep horses in Davie?
Many properties in Davie are zoned for agricultural or estate use that allows horses and other animals, subject to lot size and the town's code. The specific zoning of the parcel determines how many animals and what structures are allowed, so confirm with the town before buying for equestrian use.
Is Davie on well and septic or on city water and sewer?
It varies by neighborhood. Many of the larger-lot and older properties use private wells and septic systems, while subdivisions, condos, and newer communities are generally on municipal water and sewer. The property records and a well and septic inspection will confirm which applies.
How is the commute from Davie?
Davie sits at the junction of I-595, I-75, and the Turnpike, so trips east to Fort Lauderdale and the airport, north to Plantation and Sunrise, and south into Miami-Dade are all direct. Peak-hour congestion on I-595 and University Drive is the main complaint.
