Buyers
Buy with the numbers in front of you.
Before you tour a single home, you will know the real monthly payment, the HOA rules and what it takes to win in that neighborhood. That is what buying with a broker looks like.
What buyers get from Worldwide Select Group
- A 15-minute call to define budget, areas, timeline and must-haves.
- Introductions to lenders who close on time, including options for first-time buyers, FHA, VA and condo financing.
- A shortlist from the MLS with honest notes, not a firehose of alerts.
- A full monthly payment for each home: mortgage, taxes, insurance and HOA.
- Offer strategy based on what is actually winning in that area this month.
- Inspection, appraisal, insurance and closing coordinated by the same team.

How we work with buyers
Define the box
Budget, commute, schools, property type, HOA tolerance. We write it down and search against it.
Get pre-approved the right way
A real pre-approval, with the monthly payment you are comfortable with, not the maximum a lender will allow.
Tour with purpose
We preview when it helps, flag problems early and tell you when to walk away.
Offer and close
Negotiation, inspection period, appraisal, insurance binder, final walk-through and closing. One team, one plan.
Tell us what you are looking for

Do I need to pay a buyer's agent in Florida?
Buyer representation is governed by a written buyer agreement that states how the agent is compensated. In many transactions the seller offers compensation to the buyer's broker, and the agreement explains what happens when that offer is lower than the agreed amount. We review this in plain language before you sign anything.
How much do I need for a down payment in Miami?
It depends on the loan. Conventional loans can start at 3% down for qualified first-time buyers, FHA at 3.5%, and VA at 0% for eligible veterans. Closing costs and reserves are separate. A lender can give you exact numbers in a few days.
Can you help me buy a condo with less than 20% down?
Yes. Condo financing depends on whether the building is warrantable and on its reserves and insurance. We check the building before you fall in love with the unit, and we work with lenders who finance a wider range of buildings.
Do you work with buyers relocating from outside Florida or from Latin America?
Yes. We regularly work with buyers relocating from other states and with foreign buyers. Video tours, bilingual explanations of documents and coordination with lenders who work with non-resident borrowers are part of the service.
